General terms and conditions
Conditions of the seasonal rental agreement:
1 - Identity of the parties to this contract
- Tenant's identity: as specified in the booking summary
- Landlord identity: Société Civile Immobilière SAMIE 4 allée de Maison Rouge, 87410 Le Palais sur Vienne, France.
2 - Identification of the rented property

Area of private outdoor spaces: 750 m2
- Accommodation composition:
1 living room with sea view
1 fully equipped kitchen with sea view
3 bedrooms, one with a sea view
1 mezzanine vue port
1 bathroom with walk-in shower, vanity unit and toilet
1 shower and 1 vanity unit in one of the bedrooms
1 separate toilet with washbasin unit
1 garage.

3 - Contract Dates and Duration
As specified in the booking summary.
The property covered by this contract is rented furnished on a seasonal basis. Under no circumstances may the tenant claim any right to remain on the premises after the end of the rental period.
4 - Payment
- Rental price: as specified in the booking summary
- Payment terms:
20% of the rental price is required at the time of booking.
The balance is due 30 days before arrival.
- Payment methods:
- Payment by bank card
If the tenant chooses to pay by credit card on the lessor's website, the reservation will be immediately confirmed.
If the booking is made more than 30 days before the arrival date, 20% of the rental price will be immediately and securely charged to the tenant's credit card. The remaining balance will be charged to the same credit card 30 days before the arrival date.
If the booking is made less than 30 days before the arrival date, the full rental price will be immediately and securely charged to the tenant's credit card.
- Payment by bank transfer
If the tenant chooses to pay by bank transfer, the rental will be pre-booked and will become final upon receipt of the transfer.
The tenant then has 5 days to make the transfer to the bank account whose details are provided to him by email.
If the transfer is not made within 5 days, the reservation will be automatically cancelled.
5 - Security deposit (caution)
A security deposit of 700 euros is required before arrival to cover any potential damage, deterioration and loss during the rental period.
To facilitate and secure this operation, the lessor uses the online service Swikly which allows the deposit to be paid simply by credit card imprint, without paying in advance.
A few days before arrival, the tenant will receive an email inviting them to pay the security deposit. They simply need to click on the link and follow the instructions. This is not a payment: the tenant will not be charged the requested amount and their credit card limit will not be affected.
The deposit will automatically expire a few days after the tenant's departure if no damage is found.
However, any breach of the house rules and, more generally, any loss or damage to the villa and its equipment may result in a partial or total deduction from the security deposit. This deduction will also include the collection fees charged by the Swikly platform.
6 - Tourist tax
Regardless of the time of year, the Oléron Island inter-municipal authority levies a tourist tax on travelers staying on the island. This amount will be added to the total booking price and paid in full to the inter-municipal authority.
7 - Cancellation Policy
- Cancellation by the tenant:
The tenant who wishes to cancel must inform the landlord by email, and ensure that the landlord receives the email.
If the cancellation notice is received by the lessor more than 30 days before the scheduled arrival date, the tenant will be fully reimbursed for the sums paid for the rental.
If the cancellation notice is received by the lessor between 30 days and 15 days before the scheduled arrival date, the lessor will retain 20% of the rental amount and refund the balance to the lessee.
If the cancellation notice is received by the lessor less than 15 days before the scheduled arrival date, no refund will be due and the lessor will retain all sums paid by the tenant for the rental.
Any optional services booked as an extra (baby kit, beach, aperitif, etc.) will always be refunded to the tenant, regardless of the date of cancellation of the rental.
- Stay shortened by the tenant:
If, after arrival, the tenant decides for any reason to shorten their stay, all sums paid remain the property of the lessor and no refund will be issued.
- Cancellation by the lessor:
If the lessor cancels the rental, the lessee will be fully reimbursed for the sums paid, but will not be entitled to any compensation.
8 - Additional Extras
The list and description of services provided at an additional cost are available in the "important information" section of the lessor's website.
All these extras are optional and subject to availability.
They can be selected and paid for at the time of booking.
They can also be ordered and paid for after booking via the digital traveler's guide.
However, they can no longer be purchased after arrival.
9 - Occupancy Rules
- Maximum occupancy capacity:
The number of occupants must correspond to the number of travelers declared on the reservation and not exceed the maximum capacity of 8 people, with the exception of very young children sleeping in their own crib (crib and baby equipment available at an additional cost).
Large parties and group events are prohibited.
- Pets welcome upon request:
Pets must be declared to the landlord before the tenant's arrival.
They are welcomed free of charge under the responsibility of their owners in case of damage and if the latter pick up their droppings in the garden and vacuum their hair in the house.
10 - Arrival and departure
- Arrival from 4pm
- Departure before 10am
- Early arrival and late departure subject to availability and confirmation:
Outside of peak season and at the tenant's request, early arrival and/or late departure is possible if the booking calendar allows.
- Key handover arrangements:
The tenant is informed of the check-in and check-out procedures a few days before their arrival or departure.
The house is equipped with a secure connected key box system which allows, particularly in case of late arrival, independent access to the accommodation.
- Current situation:
A detailed inventory of the villa's equipment and amenities is provided to the tenant upon arrival. The tenant must inform the landlord of any missing items, malfunctions, or damage on the day of arrival. Otherwise, the rented property will be presumed to be in good condition and conform to the inventory provided.
11 - Accessibility
- Stairs :
The villa is situated on the dune by the beach, which results in some unique features.
The garden is accessible from the street after 1 step, it goes around the house on a gentle slope.
Inside the villa, a 6-step staircase separates two of the bedrooms, on the street side, from the rest of the house which is accessible on one level, on the ocean side.
- Mezzanine :
The 4th bedroom of the villa is a mezzanine overlooking the living room.
It is accessible via a very steep miller's ladder, which is not recommended for people with reduced mobility or for young unaccompanied children.
12 - Safety and eco-responsibility
- Non-smoking house
- Fireplace is purely decorative:
The villa is located in a protected natural area subject to very strict environmental regulations. For these reasons, the use of the fireplace is prohibited.
- Candles with a flame are prohibited.
- Tents and swimming pools are not allowed in the garden:
The regulations in force in the area prohibit this type of development under penalty of a fine.
- Safety features:
- Smoke and carbon monoxide detectors installed
- Fire extinguisher available
- The property is equipped with an alarm system featuring a powerful siren and a remote connection to the police. Inside the house, this system includes motion and door/window sensors, and outside, a security camera that only operates when the alarm system is activated. The entire system can, of course, never be activated when the villa is occupied. Therefore, it provides essential security when the house is empty, while guaranteeing the privacy of the occupants when the house is rented.
13 - Household
Cleaning service provided before each arrival, at no extra charge.
The tenant will, however:
- Wash and put away his dishes as well as the utensils and kitchen appliances he used.
- Clean the griddle if used
- Do not throw anything down the toilet except toilet paper, obviously. Bins are available for disposing of any other items (wipes, sanitary pads, etc.).
- Sort your waste, empty and dispose of your bins in accordance with the local rules specified in the welcome guide.
The included cleaning service does not exempt you from taking care of the premises and returning them in a suitable state of order and cleanliness, corresponding to normal use of the accommodation.
In case of misuse, cleaning fees may be charged.
The tenant must also take care of the equipment and linen provided, and return it in good condition.
